Logan bought Blue Cat Lodge on Watts Bar Lake, Tennessee in February 2020. He wanted an investment property on the lake that he could stay at with family some weekends, and rent out the rest of the year. But managing the property himself remotely would have been more work than he had the time or experience for—so Logan turned to childhood friend Joe, the founder of Patriot Family Homes.
“Joe and I grew up together in Tennessee and I knew he had a lot of experience managing rentals with Patriot Family Homes,” Logan said. “Without Joe’s advice, I wouldn’t have turned Blue Cat Lodge into the successful rental it is today.”
Joe and Kate (Director of Acquisitions) gave Logan advice on furnishing and remodeling the lodge and adding amenities loved by guests, like a smart thermostat and Roku for the TV. Logan finished renovating the lodge in May, and PFH took it live on June 10th. On June 12th, the first guest arrived. Within a month, Blue Cat Lodge was bringing in $7,000 a month.
“The turnover to PFH was seamless,” Logan said. “They had a ton of experience because they’ve done this with dozens of properties before. They understood the blank canvas, gave me great ideas of what to put in the home, and then took it over seamlessly.”
Patriot Family Homes manages the guest communication, pricing, and booking calendar for Blue Cat Lodge.
“The messaging and communication with guests is a huge help,” Logan said. “When I’m out of town or on vacation and can’t always respond, PFH takes care of my guests and still makes it feel personal. They just have a great response.”
Patriot Family Homes syncs property listings across the leading booking sites like Airbnb, VRBO, Booking.com, Expedia, and TripAdvisor. PFH also applies smart-pricing software to each property to maximize bookings and revenue.
“The pricing software is another big thing PFH does,” Logan said. “I couldn’t get the premium pricing if I managed this on my own. And I have gotten a very good return on investment.”
Today, Blue Cat Lodge is one of the most successful homes in the Patriot Family Homes management portfolio. Its outstanding lakefront location, trendy interior updates, and thoughtful amenities have made it a sought-after rental in the just 7 months it's been on the market, even overcoming the economic challenges posed by the COVID-19 global pandemic.
